Contractor Services

1. Construction Management

Coral Sea Co. provides full service construction management including leadership and coordination of contractors and consultants. We manage the design team from conceptual design development through construction. Coral Sea creates and manages the project budget and schedule, and maintains project submittal and request for information logs. Coral Sea performs constructability and materials analysis, value engineering reviews, and site and design evaluations. Coral Sea performs all the project meetings including OAC and contractor coordination meetings and performs all reporting requirements, including meeting minutes.

2. Contract Management

Coral Sea manages the consultant, general and subcontractor contractural relationships. We have vast experience with all the standard AIA documents including contracts, general conditions, pay applications, lien releases, value schedules, and responsibility matrixes. We are also experienced with most financing and insurance requirements and can obtain and administer these components as well. .Coral Sea administers projects according to generally accepted construction industry principles.

3. Permitting Facilitation

Coral Sea is experienced with obtaining entitlements, permits, and approvals from the county and state governmental agencies for all types of development and construction projects. We have ongoing long term working relationships with all the local agencies and can provide you with a personal liaison to the county permitting process.

4. General Contracting

Coral Sea can perform turn key general contracting services for any type of construction project. We specialize in custom home building here on the south shore of Kauai. Coral Sea Co. has a project management team with big project administrative skills along with the responsiveness and craftsmanship of a custom carpentry shop. We have a select team of skilled tradesman and subcontractors who we have worked with for years. Coral Sea Co. knows our clients expect the highest level of service and quality and we have groomed our employee and subcontractor pool to include only those who share our commitment to high quality, cost efficiency, and pride in accomplishment. We believe that on an island such as this, one's reputation is one's greatest asset. Coral Sea has a reputation for doing what they say they are going to do, whether it is starting or completing projects on a specific date or budget.

Project Administration

1. Schedule

Coral Sea Co. uses Microsoft Project to create detailed critical path schedules for project forecasting and progress monitoring. A project master schedule is used as the baseline for goal setting and is part of the construction documents. A short term running schedule is distributed monthly for communication and coordination among all parties.

2. Budget

Coral Sea Co. uses Microsoft Excel to create detailed financial analysis including, estimates, value schedules, cash flow, cost and progress payment analysis.

3. Contract

Coral Sea Co. uses a modified GCA contract format for stipulated sum turn key construction. We are experienced with all GCA & AIA documents and can create a contract to suit any specific owner or financing requirements.

4. Meetings

Coral Sea Co. will organize, document and distribute results of all critical project meetings including Owner, Architect, Contractor and Subcontractor meetings. Meeting minutes will be created with Microsoft Word in standard AIA format.

5. Project Submittals

Coral Sea Co. will administer all correspondence using Microsoft Excel to create tracking logs for transmittals, Request for Information, Material Submittals, Value Engineering, and Change Requests.

6. Project Supervision

Coral Sea Co. is a tightly managed construction firm. All projects are under the direct supervision of the owner of Coral Sea. Jim will lead the project from start to finish. Mark will manage the project construction administration process.

Initially, we work with our clients and their design team closely to understand their expectations. We believe in proactive planning and communication to facilitate the materials selections process. We will assist the owner's team with cost, suitability, and constructability input whenever required. Quality Control is our mission. All masonry and carpentry work is directly supervised and self performed by Coral Sea Co.'s own crew. All subcontractor work is closely planned and supervised by Coral Sea Co. and performed by select subcontractors with whom Coral Sea Co. has experience and certainty in their ability and suitability for the work. Schedule and budget are closely monitored at all times to ensure project status awareness.

We expect and demand responsibility, accountability, and reliability from ourselves and our associates and make a commitment to our clients that we are on the job the entire project. Upon completion we will familiarize our clients with their new home and provide them with an owner's manual and all the applicable warranties.
